The Delhi Development Authority (DDA) has awarded a prime two-acre site in Nehru Place to Fleur Hotels Pvt. Ltd., a subsidiary of Lemon Tree Hotels, for the development of the upcoming Aurika Hotel Delhi Nehru Place. The five-star property is expected to become one of the largest luxury hotels in Delhi, offering more than 500 rooms.

DDA Awards 55-Year Licence

The project was auctioned on August 13, 2025, after the DDA floated a tender in May. Fleur Hotels won with a bid of ₹27.19 crore per year, far above the ₹18 crore reserve price. The licence period runs 55 years, during which the DDA expects revenues of around ₹10,000 crore under its new “special licence property” model.

Planned as a flagship for the Aurika brand, the hotel will include over 500 rooms and suites, banquet halls, restaurants, a spa, fitness facilities, and an outdoor pool. Inspired by Aurika Mumbai SkyCity, it will serve both international tourists and executives, positioning itself among the leading business hotels in Nehru Place and offering a premium luxury stay in Delhi.

Strategic Location for Business and Tourism

Nehru Place, already a commercial and IT hub with strong transport links, was chosen for its mix of business demand and tourist footfall. For the DDA, the deal highlights a shift toward revenue-generating land use, while for Lemon Tree, it strengthens the Aurika brand’s presence in the National Capital Region.
